Professional Project Management From Start to Finish

A successful refurbishment depends as much on how the project is managed as on the quality of the workmanship. At Easy Damp, we apply a structured project management approach to every refurbishment, ensuring that work is completed on time, on budget, and to the highest standards.

Every project is assigned a dedicated project manager who serves as your single point of contact throughout. They coordinate all trades, manage the programme, control costs, and keep you informed at every stage. This approach eliminates the confusion and delays that often arise when homeowners try to coordinate multiple independent contractors.

Below we set out our four-phase project management process, followed by our quality assurance standards and typical timelines to help you understand exactly what to expect.

Easy Damp project management and planning for house refurbishment

Structured project management for every refurbishment

Our Four-Phase Process

Every Easy Damp refurbishment follows a proven four-phase process designed to deliver predictable results, minimise disruption, and keep you in control throughout.

1

Initial Consultation and Survey

Every refurbishment project begins with a thorough understanding of your property and your goals. During the initial consultation, we visit your home to carry out a comprehensive assessment and discuss your vision for the renovation.

2

Design and Planning Phase

With the survey complete and your requirements understood, we move into the design and planning phase. This is where your refurbishment takes shape on paper before any physical work begins.

3

Construction Phase

The construction phase is where the transformation happens. Your dedicated project manager oversees every aspect of the build, coordinating trades and ensuring work progresses smoothly and safely.

4

Completion and Handover

The final phase ensures that everything is finished to the highest standard, fully documented, and formally handed over to you with complete peace of mind.

Phase 1

Initial Consultation and Survey

The initial consultation is a critical first step that sets the direction for the entire project. We take the time to understand not only the physical condition of your property but also your lifestyle, priorities, and budget constraints. This ensures the refurbishment plan is practical, achievable, and aligned with your expectations.

Structural Assessment

Our team conducts a detailed structural assessment of the property, examining foundations, walls, floors, roof structure, and any areas of concern. For properties with suspected damp issues, we carry out professional moisture surveys using calibrated meters and thermal imaging. We identify any structural defects, settlement, subsidence, or deterioration that must be addressed before cosmetic work can proceed. Where necessary, we recommend independent structural engineer reports to inform the scope of work.

Design Consultation

During the design consultation, we discuss your aspirations for the property. What rooms do you want to change? How do you use your home? What style and finish are you looking for? We provide practical advice on what is achievable within your property's structure and constraints, drawing on our extensive experience of similar refurbishment projects. We can suggest layout changes, material options, and design ideas that you may not have considered.

Transparent Planning

Transparent planning is fundamental to a stress-free refurbishment. We provide a clear project plan broken down by area and trade, so you know exactly what to expect at every stage. We also identify potential risks and advise on appropriate contingency measures. If you have specific priorities, we help structure the work to deliver the maximum impact within your requirements.

Timeline Development

Based on the scope of work, we develop a realistic project timeline with clear milestones. This programme accounts for lead times on materials, building control inspections, and the logical sequencing of trades. We discuss the timeline with you in detail, including any periods where the property may be difficult to occupy, so you can plan accordingly.

Phase 2

Design and Planning Phase

The design and planning phase transforms your requirements into a detailed, buildable specification. This upfront investment in planning is what separates a well-managed refurbishment from a chaotic one, and it is the key to avoiding costly changes and delays during construction.

Architectural Drawings and Technical Specifications

We prepare detailed architectural drawings showing the proposed layout, elevations, and construction details. These drawings serve as the blueprint for the build and form the basis of building control submissions. For complex projects, we work with structural engineers and specialist consultants to produce the technical specifications needed for steelwork, foundations, and specialist installations.

Interior Design and Material Selection

Our team helps you select materials, finishes, and fittings that match your design vision and budget. From kitchen units and bathroom sanitaryware to flooring, tiles, paint colours, and lighting, we guide you through the options and provide samples where possible. All selections are confirmed before construction begins, minimising delays caused by late decisions.

Building Control Submissions and Approvals

We prepare and submit all necessary building control applications on your behalf. This includes full plans applications for structural alterations, extensions, and change-of-use work. We liaise with building control officers throughout the approval process and address any queries or conditions promptly. Where planning permission is required, we manage the application process and coordinate with planning officers.

Material Procurement

With the specification finalised, we procure all materials in advance to avoid delays during construction. We have established relationships with suppliers across the region, allowing us to secure competitive prices and reliable delivery schedules. Long-lead items such as bespoke windows, specialist tiles, or custom kitchen units are ordered early to align with the construction programme.

Health and Safety Planning

Before construction begins, we prepare a site-specific health and safety plan covering risk assessments, method statements, and welfare provisions. This ensures all work is carried out safely and in compliance with CDM Regulations. The safety plan is reviewed and updated throughout the project as conditions change.

Phase 3

Construction Phase

The construction phase is where planning meets execution. Your dedicated project manager is on site regularly to oversee the work, coordinate trades, and ensure the programme stays on track. Clear communication and rigorous quality control are the hallmarks of this phase.

Dedicated Project Manager

Your project manager is your single point of contact throughout the build. They manage the day-to-day operations, coordinate the sequencing of trades, resolve any issues that arise, and keep you informed of progress. You will have their direct contact details and can reach them at any time with questions or concerns. They are experienced in managing complex, multi-trade refurbishment projects and are skilled at keeping work flowing smoothly.

Coordinated Trades and Specialist Contractors

A whole-house refurbishment involves many different trades working in sequence: structural work, damp proofing, plumbing, electrical, plastering, joinery, tiling, flooring, and decorating. Our project manager ensures each trade arrives at the right time, has the materials and information they need, and completes their work to the required standard before the next trade begins. This coordinated approach prevents the delays and quality issues that occur when trades are managed independently.

Progress Updates and Communication

We believe in complete transparency throughout the construction phase. You will receive regular progress updates -- weekly as a minimum, and more frequently during critical phases. These updates include a summary of work completed, upcoming activities, any issues encountered, and photographs of progress. We also schedule regular site meetings where you can see the work first-hand and discuss any decisions that need to be made.

Quality Control and Inspections

Quality is monitored continuously, not just at the end. Our project manager carries out regular quality inspections throughout the build, checking workmanship against the specification and addressing any deficiencies immediately. Building control inspections are booked at the appropriate stages and their comments are actioned promptly. We maintain a running snagging list that is reviewed and closed out before handover.

Phase 4

Completion and Handover

The completion and handover phase ensures that your refurbished property is delivered to the highest standard, with all work properly documented and certified. We do not consider a project complete until you are fully satisfied.

Final Inspection and Snagging

Before handover, our project manager conducts a thorough final inspection of all work. Every room, every surface, every fitting is checked against the specification. Any snagging items -- minor defects or incomplete details -- are listed and rectified before the formal handover. We then invite you to walk through the property with us to review the completed work and raise any additional items.

Certificates and Documentation

We provide a comprehensive handover pack containing all certificates and documentation you will need. This includes the Building Regulations Completion Certificate, electrical installation certificates (BS 7671), gas safety certificates, EPC (Energy Performance Certificate), structural engineer's certificates, damp proofing guarantees, and manufacturer warranties for installed products. This documentation is essential for your records, insurance, and for when you come to sell the property.

Warranty and Guarantee Provision

All Easy Damp refurbishment work is backed by robust warranties. General construction work carries a 2-year workmanship warranty. Structural work is warranted for 10 years. Damp proofing treatments come with our industry-leading 30-year guarantee backed by insurance. These warranties give you complete confidence that your investment is protected.

Aftercare Service and Support

Our relationship does not end at handover. We provide ongoing aftercare support, responding promptly to any queries or issues that arise after completion. Should any warranty item need attention, we return to resolve it at no additional cost. We also provide maintenance advice and can schedule periodic check-ups to ensure everything continues to perform as intended.

Complete Handover Pack

Your handover pack includes: Building Regulations Completion Certificate, electrical certificates, gas safety certificates, structural certificates, damp proofing guarantees, product warranties, maintenance guides, and as-built drawings where applicable.

Quality Assurance

Quality is not an afterthought at Easy Damp -- it is embedded in every aspect of how we work. Our quality assurance approach ensures consistent, high standards across every project, regardless of size or complexity.

Material Selection

We specify and source high-quality materials from reputable suppliers. Every material is selected for performance, durability, and fitness for purpose, not just price. We do not cut corners on materials.

Regular Inspections

Our project managers carry out regular quality inspections throughout the build. Work is checked at each stage before the next trade begins, ensuring issues are caught and corrected early.

Skilled Craftsmen

Our tradesmen are time-served professionals with years of experience in their respective disciplines. We invest in training and development to ensure our team stays at the forefront of best practice.

Customer Satisfaction

We actively seek feedback throughout the project and at completion. Your satisfaction drives our standards. If anything does not meet your expectations, we address it promptly and thoroughly.
